Feasibility Study
Our first meeting will discuss the purpose of your project and answer your initial questions.

Inital Sketch
Initial drawings will aim to refine the brief and bring a few ideas to paper.

Developed Plan
We will explore ideas in detail considering room arrangements, furniture and appearance.

Proposal discussion
Working together we adjusted the proposal to perfect the little details: kitchen, openings and fixtures.

Finalising Ideas
Moving from a sketch to a refined proposal, we were set to seek planning approval.
Looking to start your home renovation project?
Here are some questions to ask yourself:
What irritates you most about your home?
What problem are you looking to solve with your home renovation? Is your kitchen too small? Do you need more space? Is your layout working for you? When starting your home project it’s important to identify your ‘why’ and start from what doesn’t work in your existing property.
What do you enjoy most about your home?
Does one irritation overshadow aspects of your home that you enjoy? Part of the progress of designing your dream home is looking closer into how you use your home and identifying what non-negotiable spaces or functions have to remain. Ask yourself ‘Would you sacrifice this space for another?’
Are you and your partner on the same page?
What do you and your partner disagree on? It is important to explore differing views and needs early on in the design process. Once construction has started it becomes more challenging and more expensive to make changes.
How do you Want your new space to feel?
What would bring you the most joy in your new home and how? Does your home need to bring energy, calmness, or warmth? Do you want to create connections to a view or between rooms, or do you seek more privacy? It’s important to not to be distracted by how a space looks and question how it will make you feel.
What is your budget?
You should have a clear idea of how much you would like to spend and the time frame in which the project can be achieved. At the start, this may be a ballpark figure but as the design progresses we can work with a builder to establish an exact cost. At this stage, we can scale back the design or work out how to phase the project into budget-friendly stages.

How far can you extend your home?
The height and length of your home extension will determine whether you need to submit a planning application. A small extension may be ‘permitted’ without an application.
Do you need planning permission for a loft extension?
We support landlords to improve their yields by gaining permission for ‘multiple occupation’ of their properties. Don’t get caught out by the difference between a HMO licence and planning permission for a HMO.
Will an extension add value to your home?
While previously developed land is stressed as the preferred route for housing development, it often brings design challenges. We have identified a few key things to look out for when analysing a brownfield site.
