tudio Homer is pleased to announce the approval of one of our recent HMO conversion proposals.

With an Article 4 Directive in place to restrict the concentration of HMOs within Bournemouth, planning permission was required to convert the former family home.

Bournemouth’s Article 4 Directive limits the amount of HMOs to 10% of the overall dwellings in the immediate area. Pre-application advice was taken from the Local Planning Authority to determine whether the area could tolerate a further HMO. Following a positive pre-application response, we moved forward with a full application to change the use of the dwelling.

The full application considered how our proposal would impact the character of the area and neighboring residences as well as whether the proposal would provide a positive living environment for future occupiers. It was considered by the LPA that no hard would be created by our proposal.
